I had an appalling time with this agency. I put in an offer on a rental property, which was accepted. Worked with them on the vetting process, which I passed. We agreed on acceptance of the offer that I would hold the tenancy, and my partner and children were to be permitted residents. This was important as my partner is not ideally placed to be an applicant at this juncture. This was the basis upon which I decided to proceed with this property. I followed everything they asked for to the letter. Then three days before we moved in they asked for my partner details, and they now wanted to vet him, which wasn’t what we agreed. Denied the validity of a tax calculation in lieu of and SA302, which is the same thing - it’s just published earlier. They withdrew the offer the day before we moved in. No duty of care, no advice as to where to go, or what do do next. As a consequence of the withdrawal, my daughters missed 20 days of school, as we were effectively then homeless for 6 weeks. We eventually were able to get something else and were just able to get the kids back to school without losing their places. It was just the most horrendous and distressing situation I’d ever been in in my 24 years as a tenant. Capital move the goal posts, then lie to conceal the fact, and are so irresponsible considering they are key components in people’s lives at an already stressful time that anyone self-employed, or not in a very traditional lifestyle set up I would say proceed with caution. There was a basic lack of understanding about how things work and the integrity of unique circumstances. Withdrawing an offer 1 day before a move with no duty of care policy in place is negligence, and particularly when it comes to handling families with children. Please BEWARE and make sure everything you agree is documented on email.

Joe and the team helped us buy our house in Bromley. It was in very challenging conditions for us with pregnancy well on the way and a real pressure to close. Like every deal there were challenges but he managed to navigate through it, kept a level head and successfully close. Patient , tenacious and focused , attentive and understanding.
