Had issue renting my property out and had malicious damage by previous tenants. Northwood Coventry allowed me to pay for the repairs over 3 months which helped me a great deal with my cashflow. Thanks for your help and support

We moved into a property with Northwoods in November 2019. James was extremely helpful throughout our management. Throughout our tenancy we always paid on time and regularly conducted our own repairs and only flagged significant issues to the landlord. Unfortunately the agency changed hands towards the end of 2021 and since then we have encountered nothing but problems. Firstly we were contacted by a member of staff called Sarah, who was extremely rude and unhelpful when booking in a mid term inspection. We were provided with 24 hours notice in writing (fair enough I suppose, this is legal although the tone was assumptive, unhelpful and aggressive when a simple discussion about availability was required) and initially not given the opportunity to reschedule after informing Sarah we would not be home that day but we could reschedule for a day towards the end of the week. We were told they would be entering with keys and when we advised them not to do this as we have a dog at the property we were told this was a tenancy breach (despite this being agreed in writing with the landlord and James the previous owner of this Northwoods franchise). Later in the year we were informed by Zak that the landlord wanted to increase our rent and I was given a comparable of a new build property in the area with off road parking and significantly better amenities. I was forced to draw up my own more realistic comparable properties and supplied Zak with a far more realistic valuation which we then agreed upon (For almost two months my response went unanswered.) After this was agreed I notified Zak and Sarah that we would appreciate this be confirmed via section 13 notice so we could keep this in our records. Sarah and Zak were unable to correctly serve this notice on two separate occasions and then reacted by serving us with a section 21 notice to vacate the property. Once this was served we began the process of vacating the property and despite the expiry date being for the 24th of June we were pressured to return keys to Northwoods on the 8th of June some 16 days before the notice expired. This resulted in us being advised to leave various items which were due for collection by the local council on the front garden of the property for 7 days (I am sure this is an absolute eyesore for the neighbours). Luckily we had recently completed on a property of our own so we were not at risk of being made homeless by this temperamental and pushy agency although I imagine for some more vulnerable tenants this could be extremely frightening and leave them in financial distress. We did however have one final battle when I attempted to to twice return keys to the Northwood office in the middle of the day to find the office closed and the phone lines unresponsive. With this being the final straw I chose to make my feelings known to the landlord directly. The landlord then interestingly enough informed me that he was told by Zak that it was in fact ourselves who had given notice to him and was entirely unaware of the section 21 notice which had been served to us. He was also entirely unaware of the rent negotiations which lead to Northwoods opting to serve us with this notice. The landlords property still has not been remarketed and is now suffering a void period which was entirely avoidable. It will take (best case scenario) almost 8 months to financially recover the lost rent and utility bills from this void period which was solely caused by the improper handling of the end of tenancy process by this branch.

BEWARE AND STAY AWAY FROM THIS AGENCY !!!!!! Signed an agreement in February 2022 under guaranteed rent scheme. Till date no information shared about the tenants and tenancy ! Requested access to the property for a valuation for remortgage, been told tenants refusing access and therefore they can't do anything ! Was willing to give plenty of notice. Suggested options are - end the contract and start eviction process or pay 1 month's rent and moving cost to the tenants to end the contract ! Prior to handing over the property, clearly advised them that it must have to be a single tenancy as per my mortgage provider's terms. Now neighbors raising concerns about possible HMO. Asked clarification, but yet to receive any response ! Unprofessional and disrespectful. I am currently going through their internal complaint process. Don't know if anything will change as the director has already said that its my 'lack of understanding and that's not basis to complain'. It's been 3 days since i sent my complaint; no acknowledgement or response yet ! I am about to lose my mortgage offer !! Singed up with them seeing good reviews, but now know that their management changed in December 2021 !!

Had problem tenants, they helped me evict them and get new ones. Very efficient and excellent communication throughout the whole process.

I have rented with a few agencies in Coventry and can honestly say Northwood stands out as being on of the best! I have rented a property with Northwood for two years and never had any issues. James has always been transparent, dependable and very helpful. I would definitely recommend Northwood to everyone looking for place in Coventry!
