HOLDING DEPOSIT

A holding deposit equal to a weeks rent will need to be paid to secure a rental property and prevent further viewings. The holding deposit will be deducted from the first months rent.

For example monthly rent £700.00 would be £700.00 multiplied by 12 then divided by 52 = £161.54

Should an applicant provide false or misleading information that results in failing their right to rent check or fail to sign their tenancy agreement then the holding fee will be withheld.

EARLY EXIT FEES

We would require all tenants who wish to end their tenancy early to cover the landlords costs.  Early termination will result in covering all costs which would have been incurred by the landlord (the loss of rent and costs for re-marketing and referencing etc) The tenant will be liable for the full rent until a new tenant has been introduced and a replacement tenancy has started. These are reasonable costs, as demonstrated below: 

 14.4% of the value of 6 months rent inclusive of VAT at the current rate (12% plus VAT).

If the monthly rental amount is £800.00, you will pay a fee of £691.20 inclusive of VAT. 

NB: Should the letting figure be higher or lower than the example asking price, this will be correspondingly higher or lower.   There will be a charge for the referencing of new tenants, the charge is £12.99 plus VAT (£15.59 inc)

Rob could not have been more helpful and attentive. He setup the house to look sf its best for photos; showed prospects the house, Kept us in touch at evrry stage. He used his negotiating skills to get a fair price for both parties, and has held our hand through the process of going from sale agreed subject to contract, to exchange and finally completion. We totally relied upon him, as we were selling from a distance. We could not have managed without Rob, he took so much of the stress away. I would give him 10 stars out of 5 if i could.

I have just purchased and completed on my new house through Rob at Redferns. He was incredibly helpful and kept in touch with me on a regular basis to keep me updated on the progress of my purchase. Nothing was too much trouble for him. There was a slight delay just before the point of exchange which I found frustrating but Rob dealt with it. He was very honest and offered some very helpful advice. If at any point in the future I decide to sell my house Rob will be my first port of call, I would definitely recommend.
