Good location, easy taxi ride into the city and plenty of parking. Big open bar with beer garden and well kept real ales (two on tap). It's a big old pub which I guess is costly to maintain and probably not able to survive as just a pub nowadays. There is an Indian restaurant at the front, though we didn't try as we were out past the closing time of 9pm. Rooms are big with clean and comfy beds and adequate bathroom. Ceiling wallpaper coming away in places and re-constituted bacon for breakfast knocks a star off for me.

Our experience at The Tree at Iffley was laughable. We arrived on a Saturday around 3pm, to be told that only one of our two rooms were ready. This is fine as we could put our bags in one room and have a drink in the bar whilst we waited for the other room. The first room (room number 9) was actually quite nice. Lovely modern bathroom and a large room with a comfy bed. We went back down to the bar for a drink whilst we waited for room 6 to become available. A member of staff bought the room keys to us, then said that we had to be careful with the keys as these were the spare set, as the previous people that stayed in the room had taken the original set home with them…to Scotland! They were posting them back but they hadn’t arrived yet. Again, this was absolutely fine as we could keep room 6 keys in room 9 so we knew we wouldn’t lose them. We went out for the evening into Oxford City Centre, and returned back to the hotel just before 11pm. We were asked to leave our breakfast cards on reception ready for the next day so they could prepare it ready. There wasn’t much of a choice of breakfast items, but for the price of the room we expected this. On the breakfast card, we were asked to state what time we wanted breakfast. Choices were 8:30, 8:45, 9:00 or 9:15. We went for 9:15 (see later in the review as to why this has been mentioned!) We went up to our rooms and the then discovered the full extent of room 6! Firstly, the door was open which we thought was unusual, but figured staff had left it open after cleaning. Once we were in the room we noticed it wasn’t shut as the lock had actually come out of the door as the wood was rotten! Wallpaper was hanging off the ceiling, the curtains were coming off the rails, mouldy carpet in the corner, random newspaper cutting taped to the wall, broken radiator, shower head which was held together by tape, and the room smelled very stale and damp. A member of staff came up to the room with a screwdriver to put the lock back in the door, so at least it shut overnight. However, it soon fell back off the next morning when we opened the door! I think the bed was broken as it when you lay on the mattress, it went into a V shape and we both rolled to the middle of the bed! In the morning we went down to breakfast at 9:15 as we stated. We were met by a member of staff who said “You only have 10 minutes for breakfast, we stop serving at 9:30”. We were a bit taken aback as we had already pre-ordered our food and the time we would be down! The cereal station included different cereals along with apple juice and orange juice. There was also a jug of milk for hot drinks and the cereal. A member of our party poured some of the milk into her tea and it was mouldy and very lumpy! When our food arrived (full English, poached egg and avocado on toast, and a beans on toast) it was very bland and beige! Overall, this has to be one of the worst hotels I have ever stayed at, and will definitely not be returning until improvements are made.

DO NOT BOOK. DISGUSTING PLACE. DIDNT HAVE MY TWIN ROOM I BOOKED FOR ME AND MY DAUGHTER SO GAVE TWO SINGLE ROOMS AT DIFFERENT PARTS OF HOTEL. Door locks didn't work properly. Window latchs broken holes in walls and dangerous towel rail. ROOM dirty and damp and stank like a toilet!
